Who we are. OpenHouseMath is the mortgage calculator of Iron Harbor Mortgage, LLC, NMLS #349828, Equal Housing Lender. By using openhousemath.com, or OpenHouseMath through an AI assistant such as ChatGPT or Claude, you agree to these terms.

Estimates, not an offer. The rates, payments, costs and net proceeds you see are estimates from our lenders' rate sheets and the settings you choose. They are not a loan offer, an approval or a rate lock. Your actual rate, payment, and costs may be higher. Get an official Loan Estimate before choosing a loan. Rates are subject to pre-approval and lock.

Not advice. OpenHouseMath gives general information, not financial, legal or tax advice. A seller's actual costs depend on the contract, the title company and the closing date.

Through an AI assistant. In ChatGPT, Claude or another assistant, the figures come from our calculator, but the assistant writes its own reply. Check any figure on openhousemath.com before you rely on it. We aren't responsible for what an assistant adds or changes.

Fair use. Use OpenHouseMath for your own home decisions. Don't copy our rates or pages in bulk, send automated requests at volume, or try to get around our limits or security.

No warranty. OpenHouseMath is provided as is. We work to keep it accurate and available, but we don't promise it is error-free or always up. To the extent the law allows, Iron Harbor Mortgage, LLC is not liable for decisions made from its estimates.

Governing law. These terms are governed by Texas law.

Privacy. Our privacy page explains what we collect: openhousemath.com/privacy.

Changes. We may update these terms. The date above shows the latest version.
